The application fee is $40 per person. Anyone over the age of 18 must apply. *Amount subject to change.

We know life can be unpredictable, so we offer flexible lease terms of 3 - 14 months.

What are your application requirements? How long does the application process take? Expand FAQ Close FAQ

We require a household income of 2.5x the market rent and other qualifications. Typically, it takes less than 2 days to process an application. We verify credit history, employment, income, rental history and perform a background check for all applicants. The length of time to process depends on how quickly we can get this information from outside parties. You can expedite the process by filling out the application completely and providing copies of your 2 most recent paycheck stubs. .

When is rent due and how do I pay it? Is there a late fee for overdue payments? Expand FAQ Close FAQ

​Rent is due on the first day of each month. We accept checks, money orders, cashiers check, debit in the office, or online with an e-check or credit card. ​We offer a grace period of 3 days. The late fee is 10% of your market rent.

​​Yes! We are a pet-friendly community complete with a pet wash station. We allow cats and dogs. 2 pet limit, 65 lbs or under, no breed restrictions. We require a pet deposit and pet rent. Contact us for more information.

​Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended, better safe than sorry!

What happens if I need to move out before my lease expires? Expand FAQ Close FAQ

​There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent.

How much is the security deposit and is any of it refundable? Expand FAQ Close FAQ

The deposit is anywhere from $550 - $1000 based on approved credit. The lease initiation portion is non-refundable; the remainder of the deposit is refundable subject to the condition of your apartment upon move-out.

Can I request a specific apartment? How long can you hold an apartment? Expand FAQ Close FAQ

​Yes, we can hold a specific apartment, depending on availability. ​We hold apartments for two weeks maximum with the deposit.

What internet services/providers are available? Expand FAQ Close FAQ

We provide free internet services through Mereo. Residents can upgrade their internet packages to faster speeds if desired. Please contact management for more info.

We offer discounts to students, teachers, military personnel, preferred employers, and police.

​​​Apartments include extra storage off the balcony or patio.

Community Information

What are the hours for the Leasing Office, Clubhouse, Fitness Center, and Pool? Expand FAQ Close FAQ

​​Leasing Center - Monday: 8:30 AM - 5 PM. Tuesday - Friday: 8:30 AM - 6:00 PM, Saturday: 9:00 AM - 4:00 PM. Sunday: Closed Clubhouse - the same as the Leasing Center Fitness Center - For your convenience, the Fitness Center is open 24/7. Pool - The pool is open daily from 9 AM - 10 PM during the summer months— head on over for a swim.

​​Yes, we accept dogs! So bring your furry friend along! Dogs must be over 6 months old. Limit 2 pets per apartment. Pets are required to always be on a leash. Restricted breeds and max weight do apply. Please contact us for more information. *Exotic animals not allowed.

​Please contact management via phone or submit a service request online in your resident portal. If you have an emergency maintenance issue, please call the office number, after hours it will be forwarded to our on-call service.

​​​We have a large swimming pool and year-round hot tub, park-sized playgrounds, laundry facility, off-leash dog park, pet wash station and 24 hour fitness center.

​​​You can't beat this location! We are 5 minutes from Sandy Expo Center TRAX Station. We are close to I-15 and I-215 freeway access.

​​The Canyons School District serves our community. Local public schools include Jordan High School, Mount Jordan Middle School, and Bell View Elementary. Beehive Science and Technology Academy, Montessori of Sandy, and School of Rock are also in the area.

​We have electric washer and dryer hookups in all the apartments. There is also a laundry facility in the clubhouse that is accessible 24/7.

Apartment appliances include a refrigerator, electric stove, dishwasher, and garbage disposal.

​All apartments come standard with a shower bathtub combo.

Yes — and patios and decks provide access to extra storage space, too.

​Yes, each apartment has central air conditioning to keep you comfortable.

Are utilities included? Expand FAQ Close FAQ

Utilities are separate from your market rent and will need to be setup through Rocky Mountain Power and Dominion Energy. As soon as you have been approved for an apartment and given a move-in date, you will need to set up accounts with both of these companies so the utilities start on your move-in date.

Furnished apartments are available upon request, please contact our leasing office for more information.

Yes, we have recently upgraded apartments depending on availability.
