What leasing options are available?

​We offer flexible lease terms of 3 - 14 months. 

Do you offer co-living with individual (by-the-bed) leases?

No, we do not offer co-living. We do one lease per apartment with all parties on the same lease. 

What are your application requirements?

​Typically we require a household income of 3x the market rent and a full criminal and credit screening, along with verification of past rental history. 

How much is the security deposit and is any of it refundable?

The deposit is anywhere from $400 - $675 based on approved credit. The refundable portion is $125 for apartments and $140 for townhomes. *Amounts subject to change.

Do you allow felons?

​We approve or deny applications as a whole. Please refer to our application guidelines. 

Is there an application fee?

The application fee is $35 per person. Anyone over the age of 18 must apply. *Amount subject to change.

Can I apply online?

Yes, just click on the apply tab to get started with an online application. 

When is rent due and how do I pay it? Is there a late fee for overdue payments? Is there a grace period?

Rent is due on the first day of each month. We accept checks, money orders, cashiers check, debit in the office, or online with an e-check or credit card. ​We offer a grace period of 3 days. The late fee is 10% of your market rent. 

Is renter's insurance required?

​Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.

Are additional items available for rent?

Yes, we have garages available to rent. 

What happens if I need to move out before my lease expires?

​There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent. 

Can the apartment be sublet or listed on Airbnb or VRBO?

No, the lease does not allow subletting or listing on short-term rental platforms such as Airbnb or VRBO. 

What are the occupancy guidelines?

​The occupancy limits are 2 people per bedroom plus 1 in the living room. 

Can I request a specific apartment? How long can you hold an apartment?

Yes, we can hold a specific apartment, depending on availability. ​We hold apartments for two weeks maximum with the deposit ($400 - $650 OAC). *Amounts subject to change.

Do you have ADA compliant apartments?

​Yes, we offer ADA apartments dependent on availability. 

Do you offer discounts?

​We offer discounts to students, teachers, military personnel, preferred employers, and police. 

What are the hours for the leasing office, clubhouse, fitness center, and pool?

  • Leasing Center - Monday - Wednesday: 8:30 AM - 6 PM. Thursday: 8:30 AM - 5:00 PM, Friday: 8:30 AM - 6:00 PM, Saturday: 9:00 AM - 4:00 PM. Sunday: Closed
  • Clubhouse - the same as the Leasing Center
  • Fitness Center - For your convenience, the Fitness Center is open 24/7. 
  • Pool - The pool is open daily from 9 AM - 10 PM during the summer months— head on over for a swim.

Do you offer recycling and/or valet trash removal service?

We do have recycling available; unfortunately, we do not currently provide valet trash removal service. 

Do you have cable TV service?

Yes, we are set up with Direct TV cable services. 

What internet services/providers are available?

We provide free internet services through Mereo. Residents can upgrade their internet packages to faster speeds if desired. Please contact management for more info. 

Is storage included? Is there extra storage available?

​Apartments include extra storage off the balcony or patio. If you need additional storage, we have garages for rent. 

Do you have BBQ grills?

Yes! ​The charcoal grills are located in the courtyard for our residents to enjoy. 

Are there bicycle racks available?

Yes, we're pleased to provide bike racks for residents to use.

Is there a laundry facility on-site?

​Yes, we have a 24/7 accessible laundry facility on-site, as well as washer/dryer connections in the apartments. 

Can guests use the amenities?

Guests are welcome to use amenities as long as they are accompanied by the resident.

What is the smoking policy?

We are a smoke-free community. No smoking in the apartments. 

What if I have a maintenance issue? Who do I contact?

Please contact management via phone or submit a service request online in your resident portal. If you have an emergency maintenance issue, please call the office number, after hours it will be forwarded to our on-call service. 

Do you allow pets? What is the pet policy?

​Yes! We are a pet-friendly community complete with a pet wash station. We allow cats and dogs. 2 pet limit, 65 lbs or under, no breed restrictions. We require a pet deposit and pet rent. Contact us for more information.

What is the parking situation?

We assign 1 covered parking stall per apartment. All uncovered parking is available to all registered operational vehicles. Garages are also available for rent. Please contact management if someone is parked in your spot. Guests need to have prior approval from management. We provide snow removal, contact management for more details. Also please note, we do not allow recreational vehicles to be parked on the property.

Are there building quiet hours?

Yes, building quiet hours are from 10 PM to 8 AM each day. 

Is there a charge to use the common area amenities?

No, our communal space is freely available for residents to use. 

Are grills allowed on the patio or balcony?

No, charcoal grills are not allowed on patios or balconies. 

Is there public transportation nearby? What traffic routes are easily accessible?

​We are 5 minutes from Sandy Expo Center TRAX Station. We are close to I-15 and I-215 freeway access.   

What school district serves the community? High Schools? Junior High? Middle Schools? Elementary School?

​The Canyons School District serves our community. Local public schools include Jordan High School, Mount Jordan Middle School, and Bell View Elementary. Beehive Science and Technology Academy, Montessori of Sandy, and School of Rock are also in the area. 

Is there shopping nearby?

​The Shops at South Town, Target, and several other shops and restaurants are just minutes away. 

What kind of appliances are in the apartment kitchens?

​Apartment appliances include a refrigerator, electric stove, dishwasher, microwave (in select apartments), and garbage disposal. 

Are there showers or tubs in the bathrooms?

​All apartments come standard with a shower bathtub combo. 

When were these apartments built? Have there been any renovations?

​We are excited to share that we have remodeled apartments available! 

Do you have furnished apartments?

We do have some furnished apartments available for rent. Contact management for further information.

What size are the apartments?

​Our one-, two-, and three-bedroom apartments range from 800 to 1,550 square feet of living space. Residents love our spacious bedrooms. 

What type of flooring is in the apartments?

Our apartment homes have plank, carpet, and vinyl flooring. 

Do any of your apartments have patios or balconies?

​We have balconies and patios with access to additional storage, plus additional garages for rent.
